Preparing Your Home

When preparing your home to sell, you will want to keep in mind both the exterior of the home and interior. This is a critical in getting the best price for your home and selling it quickly. Marketing

This is an area where 3tree agents excel. Your listing will be posted to both the Athens Area MLS and Georgia MLS so that state-wide exposure will be at a maximum. We offer strong advertising through multiple social media outlets – Facebook, Instagram, and Twitter. Listings will be posted on a number of real estate internet sites so that your home will be exposure to a world-wide market. Realtor open houses can also be arranged to get more realtors in the door and gain more exposure for your listing. Negotiate and Accept an Offer

Offers will be submitted to your agent first and they will go over the specifics with you and explain the details in a clear and straightforward way. When receiving offers, it is best to keep an open mind, remember everyone is on the same team and both buyer and seller ultimately want the same thing. Your REALTOR will work with you to help negotiate the best terms for you while keeping the ultimate goal in mind.


Home Inspection

Once your home has gone under contract, the buyer will most likely schedule a home inspection. This should look at all the major systems of the home: roof, heating and ac, plumbing, electrical, foundation, and so on. The buyer will receive a detailed report with pictures. With this report, the buyer might try to negotiate more repairs. Again, every situation is different, but your 3tree agent will offer you expert advice on negotiating repairs during this phase of the contract. 3tree is filled with creative agents who are excellent problem solvers. This proves to be helpful throughout the entire home selling process, but particularly during the inspection and appraisal periods.


Appraisal

The appraisal determines the value of a home and is an independent assessment done by a licensed appraiser in the state of Georgia. If the buyer is getting a loan, an appraisal will be required by the bank and the contract will likely be subject to that appraisal. If the buyer is paying cash for the home, an appraisal is optional and at their discretion.


Closing

The final step of the selling process is closing. For this phase to go smoothly, strong communication with all parties is key. 3tree’s goal is to have smooth, successful closing, but in the world of real estate, last minute issues can arise.
